Scope of Work:
This project involves renovating four bathrooms in the Meadows Group Home. The bathrooms are similar except one has a roll in shower and three have a bath tub. The demolition of the project will include removal of the floor, the existing fixtures, and the existing gypsum board from 4’-0” to the floor. New subfloor and joist will be installed. In areas to receive mud set sloped tile floor the joists will be recessed. All bathrooms will receive new tile floors and walls to 4’-0” AFF. A new tile roll in shower will be installed. New water closets will be installed. The vanities will be replaced with new wall mount solid surface countertops with new drop in sinks. A goal of the project is to provide durable finishes that will stand up to a high use level.

The project is considered a “Turn-Key Project” and consists of the replacement of the existing Emergency Management communication antenna tower with a new self-supporting type antenna tower with antennas and waveguide ice bridge to the existing building and shall include all design engineering and all associated work for a complete antenna tower installation ready for use by the Owner. After new tower is installed and operational as confirmed by the Owner, the existing tower shall be removed as part of the scope of work.

The project consists of removing and old generator located in the Admin. Bldg. and
associated transfer switch and providing a new generator located at the exterior of the
Admin. Bldg., transfer switches and associated distribution equipment with additional
capacity to handle existing and new anticipated loads. The new emergency power
distribution system will be separated into NEC 700 emergency loads and NEC 702
optional standby loads. Existing HVAC equipment used for cooling of data equipment
loads will be removed from the normal power distribution system and reefed from the
new emergency NEC 702 optional standby loads distribution system. The project
includes and expansion of the existing thru the building management system. The
project will include testing and commissioning of the new emergency power distribution
system prior to refeeding existing loads from the new distribution system.

Work required includes removal of existing roofing materials and replacement with new insulation and single ply roof membrane, including new metal trim, gutters, downspouts, etc. Also included is modification of a portion of the existing framing beneath mansard panels and installation of new metal roof panels and metal soffit panels on the mansard framing at the Gymnasium walls. Removal of existing mansard panels and soffit panels at the Gymnasium will be by others, under separate contract with the Owner.

Bluegrass-Oakwood is an Intermediate Care Facility supporting individuals with intellectual and developmental disabilities. Construction at this site must be performed in a manner that protects the existing staff and clients from risks that are inherent to construction operations. Bidders shall direct their attention to the Owner’s Special Conditions stated in Article 1.5 below.
Work of the Project includes:
1. Full tear off of existing roof systems and replacement.
2. Removal of single pane glazing from all existing windows except for the clerestory and installation of new 1” Low E clear insulated glazing.
3. Selected demolition of existing HVAC systems.
4. Installation of new geothermal VRF with outside air HVAC system.
5. Renovation of Laundry 126A.
6. Bidding Alternates, including renovation of restrooms 123 and 132 and expanded geothermal well field as specified in section 012000 Price, Payment and Bid Alternates.
